Can you book UK student accommodation before getting your visa or CAS?
Quick answer: Sometimes. Many private PBSA providers let international students reserve a room before the Student visa is approved, especially where a written No Visa No Pay policy applies. University halls vary: some allow applications after a conditional offer or tuition deposit, while others require a CAS first.

CAS, visa and accommodation are different stages
A Confirmation of Acceptance for Studies, or CAS, is issued by the education provider and is used in the Student visa application. A CAS is not the visa itself. Accommodation providers may ask for a university offer, student number, CAS, visa evidence or a combination of these.
- Conditional offer: academic or other conditions remain.
- Unconditional offer: the institution has confirmed the place, subject to enrolment and immigration requirements.
- CAS issued: the sponsorship record needed for the visa application exists.
- Visa pending: the application has been submitted but no decision has been issued.
- Visa approved: the student can prepare to travel and complete any required occupancy checks.
University accommodation rules differ significantly
University of Northampton
Northampton allows eligible international students holding a conditional or unconditional September 2026 offer to enter its accommodation process after paying the tuition deposit stated in the offer letter. Its guarantee conditions required the fee deposit and accommodation application by 31 July 2026.
University of Sunderland
Sunderland's 2026 guarantee requires international students to have received their CAS before applying for accommodation. A conditional offer alone is therefore not enough for that guarantee.
University of Bradford
Bradford advises international students not to sign an accommodation contract before the visa is granted. This is risk-management advice rather than a universal legal prohibition, but it highlights the danger of signing without suitable cancellation protection.
Can you book private PBSA while the visa is pending?
Often yes. Unite Students markets accommodation to international students before final visa approval and provides a No Visa No Pay cancellation route, subject to deadlines and evidence rules. Host also advertises 2026/27 No Visa No Pay protection at participating properties.
Do not rely on a badge alone. Check:
- Whether the policy covers refusal, delay or both
- The final cancellation date
- How quickly the refusal decision must be submitted

- Whether the policy excludes late or incomplete visa applications
Do you need a Right to Rent check before booking?
Right to Rent applies to relevant private residential tenancies in England, but designated student accommodation is excluded. For a covered private tenancy, a time-limited immigration check is normally completed shortly before the tenancy begins. Government guidance recognises that overseas students may arrange housing before arriving and allows the check before occupation where it could not reasonably be completed before the agreement was made.
How long does a Student visa normally take?
UKVI currently states that a Student visa application made outside the UK usually receives a decision within three weeks. It can take longer when documents need verification, more evidence is required, an interview is needed, personal circumstances need additional review or demand is unusually high.
Students should build extra time into travel and accommodation decisions and should not treat three weeks as a guaranteed maximum.
How much should you pay before visa approval?
The safest amount depends on the provider and cancellation policy. A lower upfront payment reduces financial exposure, but it does not remove liability when the full rent becomes binding.
