Student One Cancellation Policy

Cancellation Before Start Date:

If you (the tenant, agent, or school) want to cancel your booking before moving in on the agreed start date, this is considered a cancellation. This doesn't apply if you're already a resident signing a new agreement to extend your stay. Existing residents don’t have the same initial cooling-off period as new tenants.

If you cancel 14 or more days before your contract starts, Student One will refund any rent you've paid in advance (excluding any financial transaction fees incurred during the refund) within 5 business days after Student One acknowledges your cancellation request in writing. Once acknowledged, you're no longer obligated by the agreement.

If you cancel less than 14 days before your contract starts, Student One will keep an amount equal to two weeks' rent (from your advance payment) as a cancellation fee. Any remaining advance rent will be refunded within 5 business days of acknowledgement. You’ll then be released from the agreement.

Amendment Before Start Date:

 If you (tenant, agent, or school) want to change your move-in or move-out dates before you arrive, this is an amendment.

If you request an amendment 14 or more days before your lease begins, Student One will try to adjust your contract dates depending on room type availability. Current publicly advertised rates will apply to the new dates.

If you request an amendment less than 14 days before lease start, no changes will be made and your original contract will stand. Alternatively, Student One may cancel your lease, charge you a cancellation fee equal to two weeks’ rent (from your advance payment), and potentially offer you a new agreement (subject to availability and current rates).

After the Lease Starts:

No cancellations or amendments are allowed after the lease start date. If you don’t arrive and haven’t informed Student One within 48 hours after the lease start date of a delayed arrival, your lease will be deemed to have commenced and will be cancelled with a two weeks’ rent cancellation fee charged.

Tenants can arrive late if they notify Student One in writing within this 48-hour window. Bond and rent payments remain due per the contract to hold the room.

Breaking Your Lease (Ending Agreement Early):

Your Student One agreement is a legally binding fixed-term contract. Unless cancelled as per policy before starting, it remains in effect for the entire term. You are legally expected to fulfill your obligations.

If you want to leave early after lease start, you generally must pay rent for the remaining term in full.

For renewals or extensions, once signed, it is also a fixed-term contract. Cancelling it is considered breaking the lease, and standard break lease terms apply.

If you don’t arrive and haven’t notified Student One within 48 hours, the agreement is considered started. The two weeks’ rent or deposit will be retained as a cancellation fee. If you continue paying rent and bond for a delayed arrival and then want to cancel, this will be treated as breaking the lease.

Student One may approve break lease requests before lease expiry if you submit a formal application with a valid reason supported by documentary evidence (e.g., financial hardship, withdrawal from study, visa cancellation, health issues). Approval is discretionary and requires reasons acceptable to Student One.

If approved, Student One may offer mutually agreed terms including compensation and re-letting costs. All terms must be agreed upon in writing.

If Student One helps find a replacement tenant to mitigate break lease costs, your lease must have at least two months remaining. Approval depends on room availability, housemate gender preferences, approved rent rates, and other considerations. All terms must be mutually agreed in writing..

The above cancellation policy is a synopsis of the property’s cancellation policy. There could be a few changes incorporated from time to time. Hence, we recommend you review the full Accommodation Contract for a comprehensive understanding of their cancellation policies.

International students can pay fortnightly when they arrive. A 4-week refundable bond and 2 weeks rent are required in advance.
