Pearson Housing Cancellation Policy
Before Move-In
Valid Visa or School Rejection (with official proof)
60+ days before move-in: Refund only if the room is re-rented; $280 service fee deducted.
Less than 60 days: No refund guaranteed. A partial refund may be considered only if the room is re-rented and all required documents are submitted. A $280 service fee plus advertising and admin costs will be deducted.
Other Reasons
No refund under any circumstances.
Applies to both rent and deposit.
Policy is final regardless of timing or reason.
After Move-In (Early Termination)
If you leave early, you are responsible for:
Any unpaid rent
One additional full month’s rent
An early termination fee equal to one month’s rent
Advertising, cleaning, and turnover costs
No refund will be issued unless a replacement tenant is found and approved. Any refund will be processed only after deductions and once the room is re-rented.
