Pearson Housing Cancellation Policy

Before Move-In

Valid Visa or School Rejection (with official proof)

  • 60+ days before move-in: Refund only if the room is re-rented; $280 service fee deducted.

  • Less than 60 days: No refund guaranteed. A partial refund may be considered only if the room is re-rented and all required documents are submitted. A $280 service fee plus advertising and admin costs will be deducted.

Other Reasons

  • No refund under any circumstances.

  • Applies to both rent and deposit.

  • Policy is final regardless of timing or reason.

After Move-In (Early Termination)
 If you leave early, you are responsible for:

  • Any unpaid rent

  • One additional full month’s rent

  • An early termination fee equal to one month’s rent

  • Advertising, cleaning, and turnover costs

No refund will be issued unless a replacement tenant is found and approved. Any refund will be processed only after deductions and once the room is re-rented.
