Cancellation policy+

Scotland Nest Cancellation Policy

  • Cooling-off: 5 days (bookings by 31 May 2025) or 48 hours (after 31 May 2025)

  • Booking: Tenancy agreement and full or partial payment required.

  • Cancel during cooling-off: Full refund minus bank charges if booking starts in over 5 days. Email required.

  • Cancel after cooling-off: Bound for the full term unless you find a replacement tenant. £250 fee. Released 7 days after London Nest accepts replacement, re-lists, or allocates a room to the waitlist.

  • Payments: Due by invoice date.

  • Visa refusal: Full refund if the visa rejection letter (dated, with the student's name) is submitted within 7 days of receipt or by 16 August 2025, whichever is sooner. No refund if you didn't complete all necessary UKVI steps, or the university couldn't issue a CAS due to an incomplete application.

  • Billing: Full weeks (7 nights).

  • Unavailability: Alternative offered if needed.

  • Accepting an invoice means agreeing to the terms.
