Cancellation policy+-
Cooling-off Period:
You can cancel your tenancy agreement within 48 hours of signing the contract without penalty. This option is only available if you haven’t collected your keys.
University or Visa Issues:
No Place, No Stay: If you do not gain admission to your chosen university or decide to attend a different one as a first-year undergraduate, you must provide evidence of your rejection within 72 hours of receiving notification from your university. Accepted documentation includes:
UCAS letter of acceptance.
Written evidence from the university admissions team.
No Visa, No Stay: If your visa application is rejected, you must submit evidence of this within three working days of the visa rejection letter to cancel your contract and receive a full refund of the pre-rent instalment and deposit.
Replacement Tenant:
If your tenancy has commenced or your cancellation does not fall under the above policies, you cannot cancel without penalty and must find a suitable replacement tenant. The provider does not assist in finding a replacement tenant once the tenancy agreement is signed and the first payment is made.
After securing a replacement, you must submit their details. The provider will contact the new tenant within 48 hours to finalize the transfer. Once the new tenant accepts the agreement and pays the pre-rent instalment, the original tenant will have their contract withdrawn, and a full refund (minus a £100 administration fee) will be processed within 10 working days.

2. Two Payments
Due on 1st August 2025 & 6th January 2026.
50% in August and 50% in January.
3. Three Payments
Due on 1st September 2025, 6th January 2026 and 16th April 2026.
40% in September, 40% in January and 20% in April.
4. Eleven Payments
Due on 1st of each month
11 equal invoices.
UK Guarantor Requirement:
A UK Guarantor is required for Three and Eleven Payment plans.
