Cancellation policy+-
Cancellation (before key collection):
iQ can cancel your booking if:
You decide not to sign the Tenancy Agreement after the deadline.
You fail to complete your application or provide the required documents.
You provide false or misleading information.
Your immigration status prevents you from renting under the Immigration Act 2014.
You are listed on sanctions or law enforcement databases, making it illegal for iQ to proceed.
You do not cooperate with screening checks required by iQ.
You fail to pay due amounts (e.g., rent or damages).
You breach the terms of your Tenancy Agreement or any previous agreements with iQ.
Failure to Collect Key (within 2 weeks of Tenancy Start Date):
If you fail to collect your key within 2 weeks after the start of the Tenancy Agreement, iQ can cancel your booking, re-let the room, and retain any rent already paid. This will be considered a withdrawal by you.
Cancellation by you (before key collection or tenancy start date):
If you haven’t signed the Tenancy Agreement: You can cancel your booking by notifying iQ in writing. However, if you cancel after the deadline to sign the agreement, iQ will retain any booking fees paid.
If you’ve signed the Tenancy Agreement: Cancellation is only possible under the following conditions:
You inform iQ of the cancellation before August 1st or 28 days before the Tenancy Start Date (whichever is earlier).
You cancel within 7 days of making your booking and paying the booking fee, provided you haven’t collected your key.
You fail to meet the entry requirements for university, such as failing to obtain a visa, deferring your entry, or not meeting the academic conditions of your university offer. Documentation is required to support these claims.
Cancellation for Reasons Not Listed Above:
If you wish to cancel but do not meet the criteria mentioned above, you will be responsible for paying all rent due under the Tenancy Agreement unless you find a suitable replacement tenant.
The replacement tenant must meet iQ’s requirements, sign the Tenancy Agreement, and pay the due rent. Once these conditions are met, you will be released from your contractual obligations.
Post-Tenancy Start Cancellation (Tenancy Takeover):
After you have collected your key or the Tenancy Start Date has passed, cancellation is only possible if a replacement tenant is found and agrees to take over your tenancy.
The replacement tenant must meet all the conditions mentioned earlier, including signing the Tenancy Agreement and paying any due rent. Additionally, any outstanding payments (e.g., rent arrears) must be settled before the cancellation is confirmed.
The above cancellation policy is a synopsis of the property’s cancellation policy. There could be few changes incorporated from time to time, hence we recommend you to review the full Accommodation Contract for a comprehensive understanding of their cancellation policies.

International students can pay in 4 instalments for long-term bookings without a UK guarantor.
- Deposit: goes towards the first installment once the booking is confirmed - If you cancelled the booking within 7 days of payment and completing booking, the deposit will be refunded.
