4.1 Cancellation during the cooling off period(s):

• Before August 1st: 7-day cooling-off period to cancel without penalty.

• After August 1st: 24-hour cooling-off period to cancel without penalty.

• Cancelling after the cooling-off period may result in losing your deposit.

4.2 Cancellations after the cooling off period(s):

• Requires finding a replacement tenant to take over your lease.

• You're liable for rent until the replacement tenant's cooling-off period ends.

Finding a replacement:

• Advertise on Spareroom.com, Facebook, university notice boards, or ask friends.

• Contact us Cloud Student Homes with the new tenant's information.

4.3 Cancellations after you have moved into the accommodation:

• Notify the Accommodation Team of your intention to leave.

• Find a replacement tenant for the remaining lease term.

• Replacement tenants must pay equal or greater rent. You're liable for any difference.

• A professional cleaning fee will be deducted from your deposit.

• Cloud Student Homes may assist with finding a replacement (subject to availability).

• Contact the Accommodation Team as soon as possible.

4.4 Cancellations by Cloud Student Homes or the Landlord:

• Unsigned agreements will be cancelled upon expiry.

• If the accommodation becomes unavailable, Cloud will offer alternatives or a full refund.

4.5 First-year students who do not get a place at university: "No Place, No Stay"

• Applies only to first-year students.

• Submit a written copy of the university rejection letter within 5 days of receiving it.

• Does not apply if you withdraw your application.

4.6 Visas

Visa Refusal: If your visa has been refused, you must contact Cloud Student Homes within 5 days with evidence of the refusal.

Processing: Cloud Student Homes will process your cancellation and refund your deposit.

Recommendation: It's recommended to contact Cloud Student Homes directly to handle the visa process.

The above cancellation policy is a synopsis of the properties cancellation policy. There could be few changes incorporated from time to time, hence we recommend you to review the full Accommodation Contract for a comprehensive understanding of their cancellation policies.

- It is recommended that you set up a Direct Debit from a UK bank account. A Direct Debit mandate will be sent with your AST and rent payment schedule. There is no charge for this service.
