Dorset House is an Oxford student accommodation offering a variety of rooms for students to choose from. The rooms offered at Dorset house are either studios or en-suite rooms. The studios offered are the classic studio and the premium range one studio. The ensuite available is the classic ensuite. The Classic and Premium range-one studios have a large double bed, a large study area, a wardrobe and an ensuite bathroom with a shower. Both studios also have fully equipped kitchens with cooking hobs, an oven, a fridge-freezer, a microwave, an iron, an ironing board, and stools. The main difference between these studios is that the Premium one studio offers more space. The classic ensuite comes with a ¾ bed, a wardrobe, under-bed storage, a study desk and chair, a bedside table and an ensuite bathroom with a shower. The ensuite room is part of a shared flat, and the room shares the Kitchen with other flatmates. This Kitchen is fully equipped and includes a breakfast bar, cooking hobs, a fridge-freezer, an iron and ironing board, a microwave oven, a sofa, and stools.

*The building accepts dual occupancy on studios and some One-Bedroom flats. There is a new policy in place which incurs a 25% surcharge on the weekly rate.
Please note that the tenancy will be under one student name only as we cannot have 2 tenants listed on the contract. The booking form should include the name of the student who will be responsible for the rent and the name of the second tenant.

Unite Students International Cancellation Policies:
Booking Requirements:
Student: accepts the contract.
Guarantor: accepts the contract.
Advance rent payment of £250 (for bookings in England only).
Incomplete Acceptance: Offer expires unless any step is completed within three days.
Re-booking: The same room or price is not guaranteed if the initial offer expires.
International Cancellation Provisions:
These additional cancellation policies apply to any individual booking outside of the United Kingdom.
Cooling Off Period –Unite Students offers a seven-day cooling-off period after being sent the confirmation email, during which you can cancel your stay unless you have already collected the keys. This will differ if your booking is in Wales; in that case, contact our staff.
- After the Cooling Off Period - The tenant will be liable for rent once the cooling off period has expired unless the student is eligible for:
- No Place No Pay: if a student decides not to accept a university offer, or to withdraw their application from a university, or decides not to come to the UK after all: the No Place No Pay cancellation policy do NOT apply. In these instances, the standard cancellation policy applies, and a replacement tenant is needed.
- No Visa No Pay: This policy applies if the student doesn’t get their visa. Students must send their rejection letter within a maximum of seven days. Proper documentation is required. This option shall not be available after the 31st of August in the year the Tenancy Start Date is due to occur.
- No ATAS certificate, No Pay: Sometimes, international students coming to the UK to study in specific fields must apply for an Academic Technology Approval Scheme.
If a student’s Academic Technology Approval Scheme certificate application is rejected, they must provide proof of this rejection letter within a maximum period of seven days of receiving it. This option shall not be available after the 31st of August in the year the Tenancy Start Date is due to occur.
Any advanced payments will be refunded once proper documentation is provided for all the above mentioned three cases.

Replacement Tenants – Before your Tenancy’s Start Date
- You propose a replacement tenant.
- Unite Students decides to:
- Accept & finalise the agreement with the replacement tenant.
- Re-list the room for rent.
- Offer the room to a waiting list student.
A £50 administration fee applies for finding a replacement.
Release from Tenancy Agreement: You are released within seven days of Unite Students' decision above.
Rent Liability: You remain liable for rent until a replacement is found (unless Unite Students releases you earlier).
