Almero Student Cancellation Policy

Before Moving In

Once the tenancy agreement has been signed by both the tenant and an Almero Student staff member, it becomes legally binding—there is no cooling-off period. A guarantor's signature is not required to validate the agreement.

However, cancellation may be considered under the following exceptional circumstances:

1. University Offer Withdrawn

If you are a first-year undergraduate student and your offer from your preferred university or higher education institution is withdrawn due to not achieving the required entry grades, you may be eligible for cancellation. To apply, you must provide either:

• A written rejection letter from your university or UCAS, or a screenshot of your UCAS status confirming that the grades were not met.

• A confirmation of acceptance to another university through UCAS Adjustment.

These documents must be sent via email within 7 calendar days of your results being published. If verified, your agreement will be cancelled, and any deposit or advance rent paid will be refunded in full.

Note: This policy applies only to first-year students.

2. VISA Application Rejected

If your application for a UK student VISA is refused, you may also be eligible for cancellation. You must submit:

• An official letter or email confirming your VISA refusal

• A letter or email from your university confirming that your enrollment is withdrawn due to the visa denial.

These documents must be emailed within 7 calendar days of receiving your result. If approved, your agreement will be cancelled, and any deposit or advance rent will be refunded in full.

After Moving In

If you wish to cancel your booking after moving in, you must contact your property manager. In cases of exceptional circumstances, you may request an early release from your tenancy by providing relevant evidence. Examples of valid reasons include:

• Medical issues

• Mental health concerns

• VISA complications

• University withdrawal (for specific, valid reasons)

Each request will be assessed individually, and approval is not guaranteed. 

If no exceptional circumstances apply, you will remain liable for the rent until a suitable replacement tenant is found. Please note that:

• Almero Student does not assume responsibility for finding a replacement.

• You will be released from your tenancy only from the start date of the replacement tenant’s new agreement.

The above cancellation policy is a synopsis of the property’s cancellation policy. There could be a few changes incorporated from time to time. Hence, we recommend you review the full Accommodation Contract for a comprehensive understanding of their cancellation policies.

 Advance rent payment  to secure your room and then 3 instalments per year or an upfront payment.

Students who don’t have a UK-based guarantor can pay a slightly higher weekly rent, which includes a Guarantor Waiver Fee.
